Twenty by Six

In partnership with Union Bank of Switzerland and with financing by the Heitman Group, LeBeau Realty and Associates commenced construction on a new 90,000 sq ft six-story office building that will share the site at 401 B Street with the existing 20-story office tower. The project will also be re-branded as Twenty by Six, named for the new six-story building and the existing twenty-story building.

This $37 million office project is a complete renovation of the entire property and mixing the excitement of an urban environment with a touch a suburbs. The new building will have Juliette balconies or full balconies on every floor and floor-to-ceiling windows providing the office building with a much more outside feel thanks to the architectural designs of Gensler San Diego.

There will be a tenant community space with an small urban park in-between the buildings where outdoor seating, fireplaces, and a new state-of-the-art fitness center.

The twenty-story building is also undergoing renovation with the lobby being converted into a private conference area with access to an outdoor meeting space overlooking the courtyard.

CW Driver is the general contractor of the construction with Gilliland Construction Management managing construction.

The project is expected to be completed April 2021.
